The Coos Bay Urban Renewal Agency and Tahoe Pacific Capital, LLC have scheduled a groundbreaking event for a new multi-family rental housing unit at the northwest corner of South Wasson Street and Michigan Avenue, Wednesday February 19th at 9:00 a.m. Background: As was revealed in a 2018 housing study, Coos Bay and the surrounding area suffers from a lack of workforce and low-income housing. One of the suggestions to incentivize the development of needed housing listed in the 2018 Coos County, OR, Housing Analysis and Action Plan was utilizing / providing publicly owned property at a reduced or no cost to developers. The city had a large developable lot in Empire at the northwest corner of S. Wasson Street and Michigan Avenue which could be used to build a multi-family housing development. The Urban Renewal Agency (URA) has expressed a desire to utilize this property for such a development and to incentivize a potential builder by providing the land in return for a completed and agreed upon development. With the help of SCDC, a request for development proposals was advertised November 2018. The Agency received two proposals, one from Oregon Coast Community Action (ORCCA) and one from Tahoe Pacific Capital, LLC (TPC) to build multi-family housing on the lot. Ultimately, the city entered into a development agreement with Tahoe Pacific Capital, LLC to build eight apartments on the lot. Tahoe Pacific Capital has completed all of the engineering, designing, and securing the necessary land use permits and building permits and are scheduled to begin the site work this week.
